Pricing & Inclusions
Pricing & Inclusions
A successful project starts with a clear understanding of the budget, scope and what is included.
At NOVOHOME, we believe pricing should be considered alongside design, quality, functionality and long-term value. Whether you are building a new home, tailoring an existing design or planning a commercial fit-out, we aim to help you understand the key costs and make informed decisions from the outset.
Every project is different. The final price depends on the design, size, site conditions, specifications, material selections and level of customisation required.
Our approach is to establish a clear project brief, identify the main cost considerations and define the agreed scope before work proceeds.
Depending on your project, pricing may be structured around:
For selected home designs or defined project scopes, a base price can provide a starting point for understanding the proposed investment.
The applicable inclusions, specifications, assumptions and exclusions will be identified in the relevant project documentation or quotation.
If you choose to personalise a design, the price will reflect the agreed changes and additional requirements.
This may include layout adjustments, upgraded finishes, customised cabinetry, additional features or other design selections.
Commercial fit-out pricing is based on the nature and condition of the premises, the intended use, design requirements, building services, finishes and construction scope.
A site assessment and defined project brief may be required before a reliable quotation can be prepared.
The inclusions for each project will be confirmed in the relevant proposal, specification or contract. Depending on the project type and agreed scope, these may include:
Design development and agreed design documentation
Layout planning and specification coordination
Material and finish selection support
Coordination with relevant consultants, where included
Building work within the agreed scope
Labour and materials specified in the contract
Coordination of relevant trades
Installation of specified fixtures, fittings and finishes
Cabinetry and joinery, where specified
Flooring and bathroom finishes, where specified
Fixtures, fittings and selected interior products
Other agreed design features and finishing details
Communication on project progress
Coordination of agreed project activities
Management of changes in accordance with the contract
Handover information and documentation, as applicable
These categories are indicative only. Not every item is included in every project, and the final written scope takes precedence.
Knowing what is not included is just as important as understanding what is.
Depending on the project, exclusions or additional costs may relate to:
Land purchase and associated acquisition costs
Site preparation, excavation or unforeseen ground conditions
Retaining walls, drainage or other site-specific work
Council fees, consent charges and specialist consultant fees
Utility connections or upgrades to existing services
Landscaping, fencing, driveways and external works
Loose furniture, appliances or decorative items not specified
Changes or upgrades outside the agreed scope
Unforeseen conditions or variations handled under the contract
The actual exclusions will depend on the project and must be confirmed in writing before proceeding.
Your selections influence both the character of your space and the overall project cost.
NOVOHOME offers options across relevant product and interior categories, including cabinetry, flooring, bathroom solutions, furniture and other finishes. Where alternatives are available, we can help you consider their appearance, functionality, maintenance requirements and cost implications.
Any upgrades, substitutions or additional work should be documented and priced before approval, in accordance with the agreed contractual process.
We aim to make the financial side of your project easier to understand through clear scope definition and practical communication.
Before committing, we recommend reviewing:
The total contract price and applicable taxes
The detailed inclusions and exclusions
Allowances and provisional sums, where applicable
Payment stages and timing
The process for variations and additional work
The anticipated programme and key assumptions
Any applicable warranties and handover requirements
The final price, payment terms and project obligations will be those set out in the relevant signed agreement.
Whether you have a preferred design, a property ready for development or an early idea you would like to explore, NOVOHOME can help you identify the key requirements and work towards a suitable scope and budget.
